Portfolio / Property Manager


POSITION SUMMARY
We are looking for a qualified candidate who has experience in managing a portfolio of properties. This candidate will oversee the day-to-day activities at properties, coordinate with vendors and residents, assist with marketing efforts, and handle general administrative tasks.

OBJECTIVES
● Community Management
○ Oversee day to day activities at properties and maintenance team
○ Perform site inspections to identify needed maintenance
○ Identify lease violations and manage notice procedure
○ Quoting, purchasing & executing any signage needed for the properties.
○ Other duties as needed and as defined by management agreements
● Vendor Coordination
○ Soliciting and evaluating bids to present to management team
○ Coordinate and schedule services with vendors and residents
● Marketing
○ Assist marketing to grow portfolio, occasionally attending a marketing meeting
○ Help create a cohesive message, and branding throughout the properties of “Positive Living”
● General Administrative
○ Being the onsite representative for Hugo Holdings
○ Understand communities rules and regulations
○ Assist Team in achieving goals
○ Develop, communicate and help execute lists as determined by the Management.
○ Ensure properties are compliant with local, state and federal laws
○ Continuing knowledge of Common Interest laws and changes, to properly inform the Team, and assist them in making their best business decisions ○ Attend regular team meetings
○ Other miscellaneous administrative duties as needed

EDUCATION AND EXPERIENCE
● Experience: Property Management: 1-2 years (Preferred)
● Education: High school or equivalent (Preferred)
● Knowledge of MS Office is required. (Outlook, Word, Excel, PowerPoint) ● Bilingual: English and Spanish (Preferred)


PHYSICAL REQUIREMENTS
● Will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands.
● May occasionally be required to climb.
● Will be required to work at a company computer, talk on the phone, and walk / move around the properties for extended periods of time.
● Ability to lift up to 50 lbs.
● Must possess the ability to detect auditory and/or visual alarms
● Ability to commute in between properties. (Has his/her own transportation).
● Ability to work extended/flexible hours and weekends (as needed).
